Home Buying Programs - Zero Down Payment

Buying a home for the very first time can be overwhelming. I recall when I purchase my very first home and how stressed out I was, where I am going to get the rest of my funds, what can I sell, will my family gift me some funds to finalize etc. I have been in this industry for nearly 20 years (Nov 1997) and if there were programs like that one I am going to talk about shortly, I would have dove right in.

There are a few Zero Down Payment Programs out there for 1st Time Home Buyers, this one is my favorite. The reason? Simple, it GIVES the buyer the necessary funds for their down payment, up to a max purchase price of $289,500, which is the FHA Max in Arizona. The FHA Required Down Payment is 3.5% (for those wanting the mathematical answer, that is $10,132.50) this is FREE Money as I call it, as you (the buyer) never have to pay this back (like the Tax Rebate Program from years ago, it had stipulations, this program doesn't-aside from qualify for it). So, how do you qualify for this Arizona Zero Down Payment?

Say YES to these questions:
1) Is your Credit Score higher than 640? (Average of all 3),
2) Are you a first time home buyer? (In AZ you can't have owned a home in the past 3 years, if you haven't, then you are considered a first time home buyer)

3) Have you been employed for the past two years, in the same line of work? (meaning, if you are an IT Person, you have been employed under the "IT" umbrella for at least two years, so if you worked as a Car Salesman for one year, IT the next...that's not the "same line of work")

 

If you Answered YES to 1-2 & 3, chances are good, my Team of Lender Partners can get you approved for this program. Here's the Icing on the Cake....we use Grant Money for your Down Payment, I then dazzle you with my negotiation skills to get you into your home for around $2,000 or less (yes, you heard me correctly) I have done this, many, many times over the past 3 years (in fact, so much, I have lost count).
